Please note accommodation and optional extras are subject to availability.

The security bond of $1000.00 is to be prepaid at the time of booking and is refundable within 5 days of departure, subject to the Terms and Conditions below.
A 100% accommodation deposit is required at the time of booking; as well as any additional extra options need to be prepaid fully.
The minibar will be stocked on request and charges apply per price list; and to be deducted from the bond after your stay.
A small selection of handcrafted Qii House spa products are available for sale. Any gift shop purchases to be deducted from the bond or cash payments may be please paid into the money box onsite.

More than 30 days notice – full refund, or you are welcome to select another date to stay (subject to conditions and availability).
Less than 30 days notice – 100% payment of period booked will be forfeited.

We strongly recommend travel insurance to cover cancellations due to unforeseen circumstances.

Bush Fire Policy

According to the Country Fire Authority (CFA), all of Victoria is at risk of bushfire, including communities near bush, grassland and the coast. Suburban homes can also be damaged. Qii House does NOT have expertise in the prediction or defence against bushfire.

It is your responsibility to monitor the media to be aware of environmental conditions and the predicted fire danger rating to ensure your safety is maintained. The new fire danger ratings will be issued 3 days in advance.

Under the new fire danger ratings, following Black Saturday the CFA’s policy is:

Code Red (Catastrophic): Vacate the property the night before at the latest.

Severe or Extreme: The safest option is to leave your accommodation early in the day if you are staying in a bushfire prone area.

If you plan to travel anywhere on a Catastrophic or Extreme day listen to Radio 774 am to receive information on current conditions. If in doubt ring the bushfire info line or consult local police for an update.

In agreeing to attend accommodation in an area of potentially high fire risk, you agree to hold harmless its operators, managers or owners from any legal liability, claim, responsibility, course of action of whatever kind in respect of any property loss, personal injury, damages, economic loss or similar which may result from fire or associated impacts.

Qii house reserves the right to cancel any booking if authorities classify a day to be rated Code Red (Catastrophic) or Extreme. Alternative dates will be arranged that will be mutually agreed by both parties.

Charges

A charge will apply for loss, theft, or damage to Qii house eco retreat. The amount charged would be equivalent to the loss, theft or damage incurred.

Lost keys cost – $50.00

Linen that cannot be laundered clean will be charged at the rates below

Pillow Slips – $20.00

Qii house Eco Retreat reserves the right to claim the value of the damage from the guest, or deduct it from your nominated Credit Card and/or bond.

General Terms

In agreeing to stay at Qii house Eco Retreat, the Occupier covenants that upon entering into occupation the Occupier accepts full and total responsibility for occupation and for any event or incident which may arise as a consequence of or during such occupation. The Occupier indemnifies the Owner against any claims or matters whatsoever in relation to the use of the occupation.

House Keeping Conditions

Energy Conservation: When not in residence can you ensure that all Electrical Appliances are turned off.

Rubbish Removal: Please place all rubbish in the provided bin in the Kitchen, and any excess in the red bin at the entrance to the property.

Cleanliness: The premises must be left clean and tidy. Furniture and Crockery left in the position they were found. A charge of $100 will apply if the above conditions are not met.

Smoking: Qii house premises are smoke free premises. Unfortunately, Qii house cannot accommodate pets.

Lost Property: Can be returned to owner at owners cost.

Rainwater Tank

Please be aware that water restrictions are on in Lorne due to seasonal rainfall being deficient.

Please be mindful when taking showers and in general water use. While I appreciate water is a necessity, it is a luxury to have beautiful rain water at your disposal. You are out in the beautiful bushland!

The Otway region is renowned for its high rainfall, particularly in this gorgeous rainforest location. The average person usually consumes 150 litres of water per day. My tank capacity is 22,000 litres. Toilet flushing represents 24% of water consumption. The outdoor hot tub has a capacity of 62 litres for your guidance; but shouldn’t present any issues other than to be enjoyed!

This year I have been required to have water cartage over summer; necessitating me to be more mindful! Water cartage takes a minimum of 48 hours deliver.

I now have a gauge on my tank and would appreciate your kind co-operation please.

When catering for weddings, retreats and small functions costings for utility use need to be factored into daily accommodation/venue hire rates. Obviously extra water cartage may be required if rainfall continues to be deficient based on numbers of guests being catered for. Therefore, rates are higher. I appreciate you being up front about parties and functions and can’t be held responsible for breaches in obligations and for misrepresentation.

Excessive water use may mean retaining some bond money to cover extra cost. If you leave taps running or you run out of water due to excessive use; I cannot be held responsible for your actions, especially on public holidays.
